RTKL, Callison and Forrec design US$322m La Viva scheme in China for Hsin Chong

Work is progressing on the first phase of an experience destination in Tieling New Town, Liaoning Province, China. The development will capitalise on China's rapid urbanisation.

Masterplanned by architecture firms RTKL International and Callison, La Viva is Hong Kong-based developer Hsin Chong’s first large-scale integrated project to be built in mainland China. Once complete the eco-friendly urban space will include retail, entertainment, tourist attractions, restaurants, hotels, office space and residential apartments.

The first phase of development – which is expected to be complete later this year – covers 1.8sq km (0.69sq m) and features a waterpark, retail elements, residential apartments, an international school and a hotel. The first phase will cost CN¥2bn (US$322m, €304m, £220m), with around two thirds residential. The development will take six to eight years to complete.

"With a comprehensive transportation network nearby, falling under the Shenyang catchment areas and benefitting from the rich resources of the north east Industrial District and Tieling New Town, La Viva is poised to become one of the most impressive new destinations in the Greater Shenyang Economic Region and an innovative benchmark for future new towns in China," said Simon Siu, managing director of Hsin Chong’s property development arm. "We are creating a modern new town that unites residential, entertainment and commercial elements. It will provide a new lifestyle and a vibrant community for local residents as well as a greatly improved standard of living.”

Situated at the heart of the development, the 30,000sq m indoor/outdoor Aqua Wave Waterpark – designed by Forrec – will offer visitors a range of facilities, including a lazy river, wave pool, Double Flow Riders, a sand-bottomed pool with cabanas and a number of slides. Neptune Benson is supplying the park’s aquatic filtration system. Aqua Wave will also offer a Snorkel Pool, themed to resemble a mediterranean coastal city and allowing guests to enjoy a pool with underwater views of tropical fish.

In addition to the waterpark, La Viva will include Xing Yue Southbank – a retail and commercial development split into five regions. Each region will offer its own unique architectural style, aiming to provide an ‘around the world journey in eight hours’. The waterpark will be part of the ‘Nature and Science’ section of the development, which will also include a movie-themed hotel, a wedding world and high-end fashion and luxury retail.
