Dubai developer Nakheel reveals ambitious billion-dollar pipeline

Dubai developer Nakheel has unveiled a pipeline of new leisure developments across the emirate, collectively worth AED4bn (US$1.08bn, €908m, £806.8m).
The company used last week’s Cityscape Global real estate convention as a platform to announce the new projects, which are all phased additions its previous leisure schemes.
These include a luxury high-rise beachfront residential complex on Palm Jumeirah; a residential, mall, hotel and health resort at Discovery Gardens; a unique collection of homes and leisure attractions at Jumeirah Park; a new hotel at Jumeirah Village Circle; and six marinas for a total of 614 boats and yachts at Deira Islands.
Nakheel chair Ali Rashid Lootah said: “Nakheel is playing a pivotal role in realising the government of Dubai’s vision by creating new, iconic developments across the city.
“We are proud to unveil another unique range of projects that will reinforce Dubai as a world-leading location for living, leisure, business and tourism.”
Architecture, design and construction teams for the projects have not yet been revealed.
Palm Beach Residences: new luxury living on Palm Jumeirah
“Palm Beach Residences is a brand new high-rise residential tower on the world-famous Palm Jumeirah.
“Soaring 180 metres above the island, Palm Beach Residences features 250 top-end one, two and three-bedroom apartments topped off by a 38th-floor sky lounge with commanding views of the Arabian Gulf and Dubai skyline.
“With an emphasis on landscaping, greenery, health and wellbeing, the project features dramatic vertical landscaping and extensive grounds, with a host of sports, health and leisure facilities including a pool, gym, tennis courts and clubhouse. There are also retail and dining attractions.”
Jenan Heights: a new gated community of 2,500 homes
“Jenan Heights is a collection of nine towers with 2,500 apartments between them, all set in a new, gated community at Discovery Gardens due to break ground in Q2 2018.
“Named after the Arabic word for ‘gardens’ to reflect its facilities and location, Jenan Heights sits in extensive communal green space with an array of onsite facilities including a pool, jogging track, gym and clubhouse. There will also be convenient retail and dining attractions within the community.”
Discovery Gardens Mall: retail, hospitality and healthcare
“Discovery Gardens Mall combines unrivalled shopping, dining and tourism facilities at the heart of one of Nakheel’s biggest communities.
“With more than 370,000sq ft of new shop space and a 350-room hotel, Discovery Gardens Mall will transform the existing Discovery Gardens Pavilion into an all-encompassing retail, hospitality and healthcare complex, providing more amenities for residents in and around Discovery Gardens, and a new destination for Dubai. Construction is expected to begin in Q2 2018.”
Jumeirah Park Villas: 174 new residences for high-end community
“Jumeirah Park Villas comprises 174 luxury four bedroom residences at Nakheel’s high-end Jumeirah Park community.
“With an emphasis on extensive outdoor space and natural light, the homes range from 3,650 sq ft to 4,150 sq ft and come with a private garden, rooftop entertainment space, maid’s room, study and double garage, and are finished off with top quality fixtures and fittings. Some have exclusive lake views and an abundance of natural light, thanks to a large feature skylight.
“Jumeirah Park, where Nakheel has already delivered around 2,000 villas, with more under construction, has its own retail Pavilion, community parks and a school, with another new Nakheel destination – Jumeirah Park Leisure – coming up. Construction is due to start in Q2 2018.”
Jumeirah Village Circle Hotel
“Nakheel’s new, 252-room hotel at Jumeirah Village Circle provides a mid-scale hospitality offering at the rapidly-growing JVC master community.
“The hotel, will have an all-day restaurant, café, pool, gym and car park. Nakheel is currently in talks with several prospective operators for the hotel, which is due to break ground in Q2 2018.”
AED165m investment in six marinas at Deira Islands
“Nakheel is investing in the construction of six marinas at its 15.3sq km Deira Islands master development. Accommodating 614 boats and yachts up to 60 metres in length, the marinas are due for completion by the end of 2019, with phased construction starting Q4 2017.
“Nakheel has invested AED7.5bn in infrastructure and construction contracts for Deira Islands so far.”
Jumeirah Park Leisure: Olympic-size pool, giant gym, spa, dining and retail
“Jumeirah Park Leisure is a brand new health, fitness and wellbeing complex that features a 50 metre, Olympic-size swimming pool, a 16,000 sq ft gym and a spa.
“The new complex, located at the heart of the sprawling, high-end Jumeirah Park community, combines unrivalled sports, fitness and wellbeing facilities with a range of dining and entertainment amenities, including a nursery, restaurants, cafes and shops. Construction is expected to begin in Q2 2018.”
